Do I really need to get pre-approved prior to looking at houses?
Simple answer is YES. In order to submit an offer on a property you must submit an up to date pre-approval letter from a lender with your offer. The value of getting pre-approved prior to starting the search is invaluable. For example even though you may be pre-approved for a $500,000 house, you may be more comfortable with the payment of a $425,000 house. There are also many factors that go into your monthly payment like real estate taxes and homeowners insurance and having that information prior to starting your search is important.
Can I ask for every item on the home inspection to be repaired?
Yes, you can, technically. But more than likely you will come up against resistance from the seller. When you purchase a house you are purchasing a “used product” unless you are buying new construction. It is normal that a house will have some wear and tear. General rule of thumb is to focus on any health, safety or structural issues that come up on the home inspection.

Maura is always available and accessible (and I do mean always). Maura was able to help me find the perfect places.
I have recommended her to everyone I know who is looking to buy or sell. It is worth mentioning that Maura also has a wonderful network of people with whom she works, should you need them; lender, insurance agent, lawyer; if you don’t have one, you won’t need to find one on your own.
Maura was extremely helpful in the entire home buying process. She was understanding of our needs and honest as to what our expectations should be. She explained the entire process prior to us doing a serious search, which allowed us to be prepared when we found the right house. It was extremely easy to keep in contact and have any questions we had answered immediately. We couldn’t have asked for a better agent or experience especially as first time home buyers. I would recommend Maura to anyone looking to buy or a sell a home and hope to use her services again if we needed!
I would recommend Maura Allard to anyone starting to look for a home. She has an instinctive grasp of a person’s needs and practice advice to achieve those goals. She has a grasp of the entire process, from searching to offers to inspections and financing and can guide a client through the process with patience and good humor.
