FAQs for Sellers

How long does it take to close once an offer is accepted on our house?

Typically if the buyer is obtaining a mortgage to purchase your home you can plan on 4-5 weeks.  If the buyer is using cash to purchase your home, the closing can be as quick as 1-2 weeks.

What costs am I responsible for as a seller?

In Massachusetts, you will be required to pay to have your smoke and carbon monoxide detectors inspected by your city or town.  If you have a septic system you will pay to have your septic system inspected and a Title V report prepared.  The state of Massachusetts requires you to pay Tax Stamps which are 4.56 per thousand.  Commission to the Realtor’s broker to sell your house, and finally an attorney to draft your deed and handle your closing.  In NH the two differences are you do not need a smoke and carbon monoxide detector inspection, or a septic system inspection.
